• Maintain low vacancy levels
• Maintain low accounts receivable 
• Execute lease renewals when scheduled
• Coordinate legal proceedings with attorneys (non-payment, hold-over, evictions, breach of contract)
• Compliance with the municipal housing authorities (i.e. Section 8, CVR New York)
• Perform routine building & apartment maintenance
• Perform building inspections and maintain compliance (i.e. lead paint, extermination, elevator, boiler, roof, windows, sprinklers, fire code, EPA, etc.)
• Completion of required forms (SCRIE, DHCR Registrations, DHCR Surveys, DHCR MCI, Tax Abatement Certificates)
• Perform Real Estate Tax Appeals / Certiorari
• Perform proper credit check and background analysis on all prospective tenants
• Perform extensive expenditure analysis (i.e. fuel, energy consumption, repairs & maintenance)
• Perform non-tenant collection analysis and partner with credit collectors for settlement
• Prepare financial statements and analyze variances
• In-house NYS Licensed Real Estate Broker and Exterminator
